One of the contractor's most important jobs is helping connect design decisions with the real cost and complexity of building them.

That does not mean automatically choosing the cheapest option. It means understanding what each choice is doing for the house.

Structure, envelope, windows, mechanical systems, high-use materials, and details that are difficult to change later.

Plans, scope, constructability, materials, selections, estimates, and responsibilities are worked through.

The project moves from drawing to property with layout, site work, underground work, and foundation.

Framing gives the house its physical form and turns dimensions on paper into real spaces.

Systems & Finishes

Mechanical, electrical, plumbing, insulation, walls, millwork, fixtures, and finishes are coordinated in sequence.

The final phase is about finishing carefully, resolving details, and walking the completed home with the owner.

01What is the difference between a custom home and a spec home?+

A custom home is designed and built around a particular owner, property, budget, and set of priorities. A spec home is built without a specific buyer directing every decision, but that does not mean it should be generic. We believe both should be thoughtfully planned, carefully built, and designed to hold up over time.

02When should we bring the contractor into the process?+

Earlier is usually better. Contractor involvement during design can help connect architectural ideas with construction realities, material availability, sequencing, and budget before those decisions become expensive to change.

03Do we need architectural plans before contacting Mahoney Group?+

No. If you already have plans, we can begin with them. If you are still early in the process, we can talk through the project and help determine what team and next steps make sense before construction begins.

04How long does it take to build a custom home?+

The schedule depends on the size and complexity of the home, design completion, permitting, site conditions, material selections, subcontractor coordination, weather, and changes made during construction. We would rather establish a realistic project-specific schedule than give every home the same generic timeline.

05How do selections affect the construction schedule?+

Selections are closely connected to purchasing, lead times, installation order, and trade scheduling. Making important decisions at the right time helps keep the project moving and reduces last-minute substitutions or delays.

06Does Mahoney Group only build fully custom homes?+

No. We work in both custom and spec construction. The level of owner involvement may be different, but the expectation for planning, craftsmanship, proportion, and construction quality remains the same.
